How to Make Your Home Listing Stand Out
Families browsing GFHR aren't looking for a vacation rental. They're looking for a real home, in a real neighborhood, where they can settle in, plug into a community, and actually live for a month or more.
That changes everything about what makes a great listing.
Most rental platforms optimize for first impressions: the hero photo, the nightly price, the star rating. GFHR families are making a much bigger decision. They're asking: Can my family actually live here? Will my kids be okay? What’s available to do nearby?
The more you answer those questions in your listing, the faster the right family will feel certain your home is the one for them.
Here's how to build a listing that does exactly that.
Start With the Basics and Do Them Well
Before we get into what makes GFHR listings unique, a few fundamentals are worth getting right.
Photos matter more than you think. Families are renting for weeks or months, not a weekend. They're imagining family time in your living room, working at your desk, sitting down to a cooked meal at your dinner table. Give them enough to picture it. Aim for bright, clean, natural-light photos of every major space: living areas, bedrooms, kitchen, workspace, outdoor areas, and any standout features. Don't skip the details. A photo of the coffee maker, the kids' toys available, the backyard setup. Those are the images that close the deal.
Write a description that actually sounds like you. Skip the generic bullet points and write like you're talking to another family. What do you love most about your home? What's the neighborhood really like? What would you tell a friend who was moving in for a month? The families reading your listing are thoughtful people and a genuine, specific description builds trust before a single message is exchanged.
The GFHR Difference: Surrounding Areas
This is where GFHR listings go beyond what you'll find on other platforms and it's one of the most important sections of your listing to complete thoroughly.
The Surrounding Areas section was built directly from feedback from traveling families. When families are deciding where to rent, they're not just evaluating the home. They're evaluating the life that comes with it. What's nearby. What their kids can do. How they'll work. Whether they'll feel connected to a community.
We've organized this section into three categories, and we encourage you to fill out all three as completely as possible.
1. Community Essentials
This is the everyday-life layer focusing on the things a family needs to function comfortably for a month or more. Grocery stores, coffee shops, restaurants, coworking spaces, gyms, dry cleaners, etc.
Don't just check the box. Use the description field to give families real context. Which coffee shop is your favorite and has the kindest staff? Does the coworking space have private booths? These are the details that turn a listing from informative to genuinely helpful.
Examples of available options include: airport, coffee shop, brewery, grocery store, organic grocery store, restaurants, coworking space, shopping mall, dry cleaners, gym, yoga studio, salon, and more. You also have the freedom to add custom options not available in the preset list of options.
2. Local Experiences
Traveling families aren't just looking for a place to sleep. They're looking for a place to explore. This section lets you showcase what makes your location genuinely special and the things you'd actually take a visiting family to see.
You have the freedom to be specific here. Don’t just select "Children's museum." In the description box, link directly to the children's museum's website so families can explore it themselves before they even request to book your home. A family with a curious 7-year-old will notice that you linked to the science center's calendar of events. That kind of detail communicates something deeper: this host understands what it's actually like to travel with kids.
Examples of available options include: amusement park, nature center, skate park, Children's museum, Science center, art gallery, skiing, zoo, aquarium, National park, hiking, library, public pool, and more. Again, you have the freedom to add custom options for experiences unique to your area.
3. Learning & Childcare
This section is one of the most valuable things GFHR offers that no other platform comes close to providing. For families who are traveling long-term and need childcare from time-to-time in order to work, this information can be the deciding factor in a booking decision.
If there's an international school near your home, link to it. If there's a local library that hosts weekly events, describe it. If you know of a great babysitter in the neighborhood, mention it (with their permission). Families traveling long-term spend hours researching this kind of information for every city they consider. You can give them a head start and that's a real gift.
Examples of available options include: babysitter, flexible schools, international schools, day camps, daycare, homeschool groups, worldschool meetups, library programs, STEM Lab, music lessons, and more. And you guessed it — you have the ability to add custom options for anything not on the list.
Make Distance Specific
For every entry in your Surrounding Areas section, you can add walking and driving distances. Saying 5-minute walk to the grocery store or 12-minute drive to the international school is far more useful than a pin on a map. Families are envisioning their daily routines before they arrive and this feature helps them do just that.
The Power of Hyperlinks
Every category in the Surrounding Areas section includes a text description box for adding a direct hyperlink. Use this!
Link to the exact school, the aquarium's ticketing page, the coworking space's day-pass options. We all know how much time and energy goes into travel planning. Every link you add is one less hour a family spends searching on their own. The hosts who move through this section intentionally will stand out immediately, not because their home is bigger or nicer, but because they made the decision easy.
Don't Forget to Highlight Car Access & Pet Rules
Two decisions that have an outsized impact on whether a family books your listing: car access and pet-friendly.
Car access: Traveling families with kids almost always need a car. GFHR makes it easy: simply indicate yes or no on your listing, and if yes, you'll be prompted to enter the year, make, model, transmission type, and seat count. Those details are crucial. A family of five needs to know if your car fits them, and a parent who's only ever driven automatic needs to know before they commit.
Willingness to offer access to a vehicle is an enormous gesture. It dramatically expands the pool of families who can realistically consider your home and removes a major expense and logistical headache on their end. Of course, include a car fee in your monthly price that reflects your car payment. Chances are, your payment is much less than the price of a monthly car rental on Turo or Hertz. This is one more way GFHR helps hosts cover their own expenses, while providing more affordable options for guests.
Pet-friendly: Data from other booking platforms shows that 30% of travelers want to travel with pets. Making your home pet-friendly, or clearly noting that you welcome pets (of course, with a pet fee), opens your listing to a larger segment of the community. If you have conditions (small dogs only, no cats), share it on your listing and once you start communicating with the family. Clarity saves time.
Your Listing Checklist
Before you publish, make sure you've covered each of these:
- High-quality photos of every major space (living areas, bedrooms, kitchen, workspace, stand out amenities, outdoor areas)
- A genuine, specific description written in your own voice
- All relevant Community Essentials filled in, with distances and descriptions
- Local Experiences listed, with hyperlinks to specific websites where possible
- Learning & Childcare options completed — this section is a major differentiator
- Driving and walking distances added for key nearby places
- Custom options used for anything unique about your area
- Car access noted if available
- Pet rules clearly stated
The families reading your listing are exactly the kind of people who will appreciate that you went out of your way to complete each section. It signals community, care, and that you are the kind of host they actually want to rent from.
